Description

Notting Hill Condos is an ambitious project in the Westmount neighbourhood of Etobicoke and after two successful towers in the project, phase 3 is here!

Developed by Lanterra at 4000 Eglinton Ave W, this 25-storey tower will be an exciting next step in the 4-tower project. Inspired by European retail streets in London’s Notting Hill, the entire development is designed around walkability, charm and convenience. A multi-use development, street levels of the various towers in the project will feature retail space for residents and visitors alike, containing shops, bodegas, restaurants and other services. The beautiful landscape of Etobicoke will be enriched by charming parks and greenspaces all inspired by English garden design.

As this project continues to grow, it has attracted the attention of buyers from all over the GTA. With an expected occupancy date of March 2024, it’s expected units will sell quickly, as people flock to the convienience, the neighbourhood, and the gorgeous views.

Top 5 Reasons to Invest in Notting Hill Condos Phase 2

1.Location

Nestled along the Humber River, Notting Hill Condos has the perfect mix of urban lifestyle and suburban pace. Far from the crowds of Toronto, this community is the perfect place for people searching to set down roots somewhere a little more relaxed.

Take a stroll along the river in Raymore Park, or meditate, or play frisbee in Buttonwood Park. A short commute in any direction will take you back into the hustle and bustle of the city, but the development itself is steeped in natural beauty.

Largely a low-rise neighbourhood, Westmount in Etobicoke is beginning to become more dense as more and more families and professionals look for homes just outside the big city. A day in the life in Westmount is characterized by quiet, idyllic streets and parks. Families walking their kids home from the many schools in the area. Stopping by a main street and picking up a pastry from La Rose Bakery.

Many local amenities are nearby, especially with the Royal York Road forming one border of the neighbourhood. Metro groceries, Amazon Indoor Playground, Health Clinics and coffee shops pepper the neighbourhood, all within just a short walk or drive.

2.Amenities

phase 3 of the project will be another stunning tower in the 4-tower development. Just like it’s predecessors, this next tower will feature lavish facilities and decor. And as a result you’ll find you never want to leave!

Inside, the building will contain a wide array of suites with differing layouts and room combinations. Let’s take a look.

From the early details, it seems Notting Hill Condos will contain eight different sizes: Studio units, one-bedroom units, one-bedroom plus dens, two-bedroom units, two-bedrooms plus dens, two-bedrooms plus study, three-bedrooms, and finally three-bedrooms plus den units. All of these units will contain their own layouts and will vary from 330 square feet to 922 square feet.

Each unit will be complete with high-end finishings. From laminate flooring to porcelain tiles, your suite will feel chic and comfortable, thanks to the developer’s pledge to design around style and comfort, and to only use the most modern materials and practices. Ceramic backsplashes and granite countertops plus the provided stainless-steel and panelled appliances will make spending time in the kitchen a dream rather than a chore.

The ground floor will feature two lobbies, welcoming visitors and served by a 24-hour concierge and mail room. The ground floor will also feature a Wi-Fi work lounge, as well as a gym and yoga/stretch room, plus a pet spa, all with cutting-edge facilities and equipment. In addition to all this, the first floor will contain a garage for bicycles and retail around the outside at street level.

On the seventh floor, a beautiful outdoor pool and hot tub is waiting for residents at the end of a long day, and will be the centre piece of an outdoor amenity space that takes up the roof of the building’s podium section. Cabanas, and outdoor lounge, and even barbecue areas will make hosting events and family get-togethers simple and fun. Inside, a sauna, two dining rooms and two party room/lounge spaces will complement the outdoor amenities.

3.Transit Options

Notting Hill is in the perfect location for those looking to live somewhere off the beaten-path that still remains convenient. Travelling downtown to Toronto is simple, thanks to the Gardiner Expressway, and easy connection to the TTC subway. Take the 73 Royal York Bus just ten minutes south and hop onto the TTC Subway Line 2 at Royal York Station. From there, commutes into the city are as simple as can be.

An upcoming crosstown LRT will also be an option – with a stop nearby at Mount Dennis, just ten minutes east. The crosstown is expected to keep expanding in the future, and later phases on the plan suggest a stop at Royal York Road itself. The crosstown is expected to be complete in 2022, making Notting Hill an even more convenient location, and increasing the number of ways to reduce your carbon footprint.

Etobicoke is well connected to the many roads and highways that make up the GTA’s primary transportation system. A simple grid street layout makes access to Highways easy, whether is the 401, Canada’s largest, highest traffic highway with access to the northbound Highway 400, or the Queen Elizabeth Way in the borough’s southern partition, which turns into the Gardiner on approach to Toronto Downtown Core, and travels southwest to Peel Region and Halton Regions as it eventually takes travellers to Hamilton and around the Golden Horseshoe of Southern Ontario.

4.The Developer

Lanterra is a trusted development group operating in the Toronto area since 1999. Creating iconic buildings and communities across the GTA, they believe their projects should rise in the perfect location, and fuse architecture and design with excellent amenties and quality-of-life.

Founded by Mark Mandelbaum and Barry Fenton, Lanterra has always striven for innovation, teamwork, integrity respect, creativity and responsibility. These ethics have been on full display with every project they develop. Thanks to their granular attention to the details, Lanterra has had one successful development after another, with a goal of setting Toronto apart as a modern, stylish and forward-thinking city.

As Toronto moves forward into the 21st century, the partnership of Fenton and Mandelbaum has proven to be adaptive. Their focus on master-planned communities and sustainable technologies has proven that they don’t just build for today, they build for tomorrow. They have always focused on ensuring that ambitious condominium projects don’t just look nice, but are functional, and placed in an area that keeps them relevant long term.

Though a younger group, Lanterra has made a name for itself, and has put their experience into bolder and bolder designs and projects as the years go by. Keep an eye on Lanterra projects as they continue to redefine the skyline of the GTA.

5.Investment Opportunities

Etobicoke has long been considered a green, family-oriented area. It’s suburban, and industrial roots has maintained it’s reputation as a dormitory community for those looking to live just outside the hustle and bustle of the Toronto core. While this remains true, a new influx of other residents is beginning to shift the demographics of the area. Younger residents are increasingly finding the etobicoke way or life to be very attractive, and are moving into the area in droves. Companies in the tech sector are choosing to build headquarters and offices in the area, retooling old industrial buildings and bringing new energy to older neighbourhoods. These offices and production facilities are bringing new jobs to the area, and enticing young professionals to settle in the area.

With that in mind, it’s clear that more condominium development will be the way Etobicoke adapts to this population rise. More projects are beginning development all the time in this area, largely focusing along the Queensway in order to provide a balance of residents who work in Etobicoke itself, and those looking to commute into Toronto. This area is becoming a hub for business and retail in the west end of the GTA, and pre-construction projects are truly beginning to spring up left and right.

With a healthy average selling price, pre-construction condos in the area sit in the early $400K range. New listings hold a $674 price per square foot and continue to grow. Rental rates are affordable, but the demand for homes continues to increase as once industrial lands are being repurposed and rejuvenated, creating new neighbourhoods and communities which appeals to younger families and professionals.

Now might be one of the best times in the borough’s history to invest in condos in the Etobicoke area. As appreciation rates are rising, and the borough goes through this rebirth.
